About Your Home SDA
At Your Home SDA, we specialise in property management for people living with disability. As a registered NDIS Specialist Disability Accommodation (SDA) provider, we support tenants, their families, and support networks by offering a service that is responsive, respectful, and focused on outcomes that matter.
We manage a range of housing types – from SDA homes to rooming houses – with an approach that separates housing management from in-home supports. This gives our tenants more choice and control over where and how they live.
Our team understands that disability housing requires a more tailored, compassionate approach. We work closely with tenants, their supports, and property stakeholders to ensure homes are well-maintained, suitable, and genuinely feel like home.

Next Steps
Key Handover
Moving into a new home can be a busy and exciting time, so we’ve created this online guide to help make the process as smooth as possible.
Your Property Manager will be in touch to confirm arrangements for key handover around your tenancy start date. In most cases, this will occur on the day your lease begins and often takes place at the property itself.
Please note: There may be circumstances where early access could be possible. If this is being considered, it will be discussed with you directly in advance.
Bond Lodgement
Your bond will be lodged with Consumer and Business Services (CBS) via Residential Bonds Online within 30 days of your tenancy starting. You’ll receive a confirmation email directly from ‘Bonds Online’ once the lodgement is complete.
Housing SA Assistance
You may be eligible for bond through Housing SA. If so, we will provide you with a reference number to take with you when attending the Housing SA office. Please note that Housing SA cannot release any funds until they receive this reference number, as it confirms your tenancy details.

Tenancy Agreement
Signed Lease Agreement
You will have received a copy of your fully signed Lease Agreement via DocuSign. Please keep this copy for your records. If you have any questions or are unsure about anything in the agreement, please don’t hesitate to contact your Property Manager.

Important Reminders
Occupants
Only the people listed on your signed Lease or Rooming House Agreement are approved to live at the property permanently. Subletting or using the property for short-term accommodation (e.g. Airbnb) is not permitted.
For SDA-funded tenancies, we understand there may be changes to household composition based on support needs or co-tenancy arrangements. We’re happy to discuss this with you directly if needed.
Keys
Photos of all keys provided to you at the start of your tenancy will be included in your Ingoing Inspection Report, which you will be asked to review, complete and sign. This helps ensure there is a clear record of the keys you’ve received.
If you need additional keys cut during your tenancy, you are welcome to arrange this at your own cost, but all keys (including any copies) must be returned when you vacate.
If you lose or misplace your keys:
During business hours, we may be able to arrange access or lend a spare set where available
After hours, spare keys may be available from us — however, a fee will apply for us to attend
If we are unable to provide access, a locksmith will need to be arranged at your expense
We recommend giving a spare key to a trusted support person or family member in case of emergencies.
Pets
If you would like to keep a pet at the property, please speak with your Property Manager first. Pet approvals must be requested and confirmed in writing. In shared homes, this includes considering the impact on other tenants, so approval is not guaranteed.
Caring for a pet on behalf of someone else is also considered keeping a pet and requires written approval.
Please note: only certified and qualified assistance animals are exempt from this approval process. If you have an assistance animal, let us know so we can ensure appropriate arrangements are in place.
Smoking
Smoking is not permitted inside the property, or any common areas. Please ensure no one smokes indoors, or in common areas, at any time during your tenancy.
Contents Insurance
The property owner is not responsible for any loss or damage to your personal items. We strongly recommend taking out contents insurance to cover your belongings.
Car Parking
Vehicles must only be parked in designated parking areas. Please do not park on lawns or nature strips.
